Leak on pitch roof around pipe on grade listed property

Hi,

Just moved to a grade listed property and we noticed a leak coming from around this pipe. Obviously it seems obvious that the crack in the mortar is most likely causing the leak but I am also not convinced of how they did the flashing on the side. Surely it should have been lead flashing instead of all mortar over the membrane, no?

What would be the best way to fix this without redoing it all?

Hi syvid,
With the soil pipe so close to the wall it will be difficult to make it watertight. You could try one of the pitched roof flashings for 110mm pipe but it would have to be bent up the wall and fitted under the artificial slates. It’s probably easiest to cut the pipe about 200mm above the highest roof tile - this will make fitting the flashing easier - then use a straight coupling to rejoin the pipe.
