PIPE PROBLEM. Loud flush, rusty water, leak into kitchen All aspects of plumbing questions and answers, help, tips and information

Hello,

We seem to have a problem with our pipes.

For the last year, the pipes have made a really loud noise after the toilet is flushed. In the last few week it has become steadily louder, like a plane taking off (only a slight exaggeration).

Recently, on a few occasions. water has come out of the taps that's been slightly brown but it then goes normal again.

We've just got back from three weeks away and the kitchen ceiling is showing signs of leakage roughly below where the toilet is. There's also been leaking down the walls and window to the kitchen that looks like the water was rusty.

Can anyone advise us on:

- what the problem is?
- what it will cost to fix?
- whether our building insurance is likely to cover it?

These could all be unrelated.

Noisy when toilet flushed - could be ball valve or water hammer caused by mains cold water pressure being too high along with insufficient pipe supports.

Brown water from what tap cold or hot ? from a hot water tank - could be work has been done on mains and dirt is in tank, CH is pumping over or cylinder/tank coil is split.

The leak could be anything too, from the mains cold water - to toilet - to bath/shower seal. Water marks always have a brown/yellow tinge, doesn't mean it's rusty water.

so...

Could be as easy as a few pipe clip and a new bath seal - coppers.

To a new tank/cylinder - possibly new CH system - £000's
