Plasterting a concrete slabbed massionaette ceiling

by gjran23489 » Thu Feb 17, 2022 10:34 pm

Hi folks,

I am currently rennovating a 1960's concrete framed massionaette flat and have came across an issue with the upstairs ceilings. The upstairs ceilings seem to be precast concete slabs (1000mm-1200mm wide, which form the upstairs floor) which have have been plastered. As you can see from the images, at the the slab joints the uneven settlement has cause cracking which has been subsequetly patched.

My question is: if I just skim coat the celing level, will these cracks just re-appear even if the joints are all taped? If so, then are there other options/methods available? We are currently discussing strapping the ceiling, levelling it, and attatching new plasterboard which we hope wont have the same cracking issues, however this is more costly and time heavy than skimming.

Thanks in advance for any help.

Hi gjran23489,
Your only option is to fit a false ceiling by overboarding by whatever method you prefer.
