Interior Renovation Plus Dormer Window - Do I Need an Architect?

by EmmaM » Sat May 07, 2016 8:38 pm

We will shortly be moving to a property in Surrey, and the house requires quite a bit of renovation. Our current plan is to introduce a bathroom upstairs (this will take up part of a current bedroom), create a kitchen diner from three downstairs rooms and also to install a small WC downstairs. From our discussions to date with builders, we believe that adding a dormer window upstairs will maximise the space available for the new bathroom; the roof itself needs replacing so we would aim to have the new dormer built in while doing this.

My question is, do we need to engage an architect to design the rooms? Or perhaps an interior designer? I'm not quite sure of the difference between the two. There are some awkward bits to work around, e.g. a fireplace in the area we hope to have the bathroom - ideally this would be removed as we understand the chimney stack is unstable. We had really hoped to engage a building project manager who could do some designs for us, but we haven't found the right person for this so looks like we'll be going for a builder and sourcing designs elsewhere.

Any thoughts/advice/recommendations would be extremely welcome, thank you!

As you are altering the exterior of the property, you will need to submit plans for approval, structural calculations will also need to be considered, so an architect is the best way to go.

you didn't smention where the dormer is front or rear. any dormers to the rear do no normally require planning permission so a flat roof dormer would maximise headroom that's your choice. I have renovated many period terraced and have full plans free with project management schedule for anybody who could us them unfortunately pdf can not be posted. will gladly send free t via email if poss
