Planning Permission for Loft Conversion or is it Permitted Development

Hi

I have got my drawings for loft all done just need to find out if i need planning permission as reading online it shows its under permitted development. So i checked with my builder he says i need at least lawful certificate under permitted development before we start building.

Please can anyone advise me what i should do as i am confused if i need planning or not. As some builders say need planning some say i don't.

Do as the builder says, get a lawful development cert.
With my local council, this goes through the web planning portal in the same way so when approved, it's all publicly recorded - handy when you come to sell your house. You could do it without, as it is PD, but for peace of mind, always best to get it certified. Also, there are times when PD rights are removed, so double check this.
