Hi, I wondered if anyone could help!

We are in a 3 bed semi with the 3rd bedroom a very small box room. We would like to make this 3rd room bigger by extending over the garage like our neighbours have, or extend over the garage.

I think the extension over the garage would be cheaper, however where do we stand regarding next doors extension. How much space would we need between our extension and theirs.
