Several Patches on Damp First Floor Bedroom External Wall

Good Morning,

I have several small damp patches that have appeared in our first floor bedroom on an external wall. I have had a roofer check the roof and guttering and all is dry. I have also had a damp specialist look at it and he cannot work out where it is coming from. There is nothing on the wall/ceiling in the room below. Has anyone had experience of similar? We are trying to sell the house and I am a bit worried as the patches seem to be growing even though we have had minimal rain. The house is brick with an external render (1880s). Wall is painted textured wallpaper.

Any advice would be appreciated.

this stuff normally happens
when an extensions built
with no cavity wall break
it' damp coming in ,through
the mortar
