Untraceable Smell and AAV Issue

I have a natural health clinic with an odourous smell. In the 3 years since I’ve been here the AAV has been changed 4 times.

I used to clear out a backlog of sewage at the outside drain every 3 months but in the last 6 months I haven’t needed to.

That’s when the smell got really bad and after the drain was cleared out and inspected it was found to have a belly in the pipe and an uphill gradient from the toilet to the outside.

This followed several months of intensive building work to the flat above the clinic. I’ve been told the building works won’t have affected the pipe. Not sure about that.

The last time the aav was changed it was blocked off and the smell has massively subsided. I’m left with a a residual smell though which seems to be lurking in the boxing which contains the aav and the pipe leading to it.

Who is the best person for the job? Drain specialist or plumber?
