Costings and Estimations for Barn Coversion Information, help and solutions to many issues encountered when converting barns and older buildings

Hi all,

Just thinking about taking on a conversion project, a barn in 'reasonable' structural condition, about 200 sqm in size, spread over 2 floors, and some 100 meters from the nearest road. I have no idea of costs really, but as a rought starting point is there anything missing form the below (or anything massively over / under egged)?

I did a barn conversion a few years ago and your total costs sounds a bit light and your itemised list is a bit heavy/light in some areas.

Two important factors in my conversion though.

1. My barn was grade 11 listed which meant the exterior had to be approved by the conservation officer. All windows and doors were custom made in timber for instance; no chimneys allowed; the roof tiles (pantiles) had to be reclaimed ones not new.

2. I project managed it myself as I retired at 60 when I bought it and although it was a learning curve, it saved me thousands although I did employ an architect

3. Finally I did all the 1st and 2nd fix interior timber and I made all 13 interior doors. Plus fitted all the plumbing/radiators and ground floor underfloor heating, kitchen and three bathrooms.

Your contingency fund should be minimum of 12 1/2% to 15%
