This is our story so far.........any comments much appreciated.
1. The roof consists of three distinct areas; the main roof, the first floor patio and the garage roof, including an adjacent area above part of the ground floor entrance hallway.
2. GRP roof covering installed by a contractor mid 2013 and 25 year guarantee issued.
3. The contractor who constructed most of the joinery at the property has informed us that this existing GRP roof was a second attempt by the roofing contractor as the original owner of the property was dissatisfied with the first attempt, so much so that payment was withheld. The contractor had to reinstall the roof at their own expense.
4. The joinery contractor has also informed us that there was a precipitation during the installation of the GRP roof covering which explains why the roof is suffering from delamination. It may also explain why the resin has failed since it may have been contaminated by water.
5. The original owners of the property sold it to us in March 2018. During the summer of that year, we examined the entire roof and found a hole in the main roof which surprised us because the roof was only four years old at that time.
6. We attempted to contact the roofing contractor to request that they inspect and carry out repairs but they were non responsive and so we made contact with the company who supplied the resin to the roofing contractor. I explained to resin supplier that we had found a hole in the roof and that we had attempted to make contact with the roofing contractor. We expressed our concern to the resin supplier and they kindly agreed to inspect the roof in January 2019. Their representative duly visited and commented on the condition of the GRP, stating that it must have been laid on wet wood, the resin had not been correctly mixed and was insufficiently applied amongst other things.
6. Within a few days following the inspection by the resin supplier we eventually received a response from the roofing contractor who duly came and applied a patch to the hole. I asked them to also examine the entire roof because we had some concerns that the hole was symptomatic of other defects but this was not done and they left our property within thirty minutes without offering any comments as to why a hole should develop.
7. The last year or so has been extremely wet and and we became increasingly concerned as we had detected a leak from the internal drain on the main roof, the underside of which is visible after removing the access panel in the dressing room. A bucket is in situ to collect water which enters the property.
8. There is also another internal drain above the entrance hallway and we have previously found water on the ceramic floor tiles which indicates that there is a similar defect to the one found on the main roof.
9. Earlier this year we found water marks on the ceiling of our snug above which is the first floor patio. There are water marks on the ceiling in several distinct places and a particularly large area which corresponds to where water has been seen pooling on the patio. The patio evidences numerous repairs and patches. We have laid a tarpaulin on the patio in an effort to minimise further damage. We attempted to contact the roofing contractor in February this year and are still awaiting a response!
10. During torrential rain earlier this year, the circuit breaker to our heat recovery system tripped. The heat recovery system is located on the first floor and has inlets/outlets which pass through the roof membrane. The heat recovery system has come back to life but we are concerned that it may have been damaged and are awaiting an engineer to inspect and report. In the meantime, we have inspected the roof membrane where the inlets/outlets pass through the roof and have noted the poor condition of the weather seal so much so that duct tape has temporarily been applied to minimise future damage
