Hi, I am replacing some windows at a flat. I applied for pre-planning advice and it didn't mention doing a noise impact assessment in the list of documents I needed. Now I'm doing the application it is asking for one. The flat is on a main road in a town but it is just replacing the windows, no other structural works. Does anyone know if I do really need one? Any help would be v appreciated!

Although I am too late to help you HBass this might be useful if anyone else has the same query. I would also be interested to know what happened in your case.

This is ultimately down to individual Local Authorities. If they dig their heels in they can ask for what they want, but presumably the dwelling already has planning permission to be used as residential, and that planning permission will have included a requirement for a noise impact assessment. If so, you can just make the case that you are replacing like for like (make sure you actually are doing this) so that the sound insulation to outside does not get worse. A reasonable case officer should see this is fine.

If the windows are old (maybe single glazed) or the road outside has changed significantly since the last windows went in then it is probably a good idea to do the job properly. Get a noise survey done and get a performance spec for the new glazing. This will afford future occupants much better protection.
