Advice needed due to compromised DPC

by Lucy Jones » Sat Sep 12, 2020 6:31 pm

I have uncovered the DPC and an air brick that was covered by soil and chippings. I'd appreciate advice how to rectify the compromised DPC (and how to get mud out of airbrick!?

As photos attached should I take the paving slab away from door thresh-hold also? Not sure if this is supposed to be at ground level or if this also compromises DPC?

Any advice on what to do much appreciated. (NB: house built in 2006)

Many thanks

Hi Lucy jones.
I think what you are looking at is black painted brickwork at the bottom of your rendering. If you have problems with rising damp the first step is to remove gravel to a depth around 10cm as you have done in one of your pictures. No need to worry at this stage about the slab abutting the door step.

Hi Stoneyboy thank you for responding. Under the DPC (and scrapped back mud/gravel) is red brick and an air grille. I've tried to lighten up the photos as they obvs aren't clear attached below. Nothing painted black.

Hi Stoneyboy thank you for responding. Nothing painted black (have reattached lightened up photos as obvs not clear) hopefully you can see red brick and an air grille. DPC under ground level in some areas. Will take better photos tomorrow

Thanks Stoneyboy there isn't any black painted brickwork I will try and send lighter photos tomorrow. I'm worried also when I try to sell a surveyor would pick up on it, id rather it complied with building regs now.

Hi Lucy jones
It is likely that your DPC is level with the bottom of the rendering. You could dig out the strip between the paving and the wall and part fill this with large pebbles 25mm plus leaving the air brick clear.
