Leaking roof where roof meets chimney stack

by Danhead48 » Mon Feb 15, 2021 8:55 pm

Hello,

I recently moved into a house and there’s water leaking from the point where the roof meets the chimney breast. I’ve put a bucket down which has caught some water. The roof was completely redone 2 years ago because of the leak, the outside chimney stack and flashings have also been redone in the past few years to no avail. When I look in the loft there is staining on the bricks, the bricks also look very poorly pointing/has not been done in a very long time. Could this be the issue? They also look crumbly right at the top where the chimney breast meets the roof. The problem is the leak is looks like it’s coming from the top of the roof.

Hi danhead48
The condition of the bricks and their pointing is not a serious issue inside a loft unless it’s really bad. Your description indicates that the flashing has not been done correctly - perhaps the soakers have been missed.
