Damp above all windows on the upper floor

by LenchBentley » Fri Feb 04, 2022 5:08 pm

Hi all,

We bought a house a year ago, which was newly built 4 years ago. Over the past few months we have noticed damp ingress above all of the windows upstairs (pictures attached). We are concerned that this might be an issue with the drip tray/lintels and could be quite costly to rectify.

Has anybody seen this before?

Thanks,

Adam

Hi lenchbentley,
The most likely cause is that the top of the window has not been sealed to lintel but for there to be damp to get to the inside, the tops of the windows would have to be exposed. If the windows are close under a roof overhang you may have to look for another cause. Eg: damp in the loft area - if you have a loft; defective underslaters felt detail at the edge of the roof.
