I've removed a rotten bedroom door frame - one side was rotten the other intact. Behind the rotten frame unsurprisingly the wall has some issues. It is a breeze block partition wall, it seems to have no DPC. The mortar is crumbling and in some places has come away entirely. The plaster overlying the length of the wall is dry and crumbly but intact on the whole. I used the moisture meter on the wall which reads <10% however on the breeze blocks it is off the chart.
Do you think the issue has been damp from condensation causing the door frame to rot or water ingress as the frame went to the lower level of the foundations which has caused the mortar to crumble or is the issue with the wall itself?
Does the mortar need to be repaired prior to inserting a new door frame? The wall seems to structurally still be solid, none of the blocks seem loose.
