Gable end wall ties and bulge in wall

by Gav74 » Sat Sep 03, 2022 12:27 pm

I'm thinking of buying a house, but a survey has turned up a small bulge in the gable end wall. They're recommending Insert tie bars at first floor ceiling level. 2No ties, placed 1/3, 1/3, 1/3 along the gable are required. The bars should be drilled through the full thickness of the wall and anchored to at least 4No ceiling joists. A simple ‘x’ plate should hold the stone face externally. Full depth noggins should be put between the ceiling joists beneath the tie bars. 10mm ply should also be placed and fixed over the 4No joists for the entire width of the gable to stiffen the ceiling structure.

Silly question, but can anyone offer a ball-park figure of what that might cost so I know whether to buy or not, please?

Hi gav74,
Suggest you allow £5-10k plus more for city centres and even more if wall abuts a public right of way.
