damp corse done last year,damp back again...isit big problem

ive just had a survey done on a house im buying,a damp proof course was done last year...it appears to be back in the walls and floor...should a course last so many years ??? is it going to keep on coming back ??? at whos expense...??

Hi Betts,
I've just bought a house with damp and am out to get a damp proof course put in - this comes with a 30yr guarantee so that if there are problems they will come and resolve them. It may be worth checking with the sellers to see if they have the cert for the work and then get the damp people back in to fix it.
I'm not sure if after a year the damp coming back is a good thing though??.. either they didn't do a good job with the DPC or something worse it wrong!?

Speak to your surveyor first. If he has put a Protimeter on the wall, it may be measuring inherent moisure in the wall or salts that are leaching out of the brickwork and plasterwork. A high reading on a protimeter is not always a sign of dampness!!!

Go to the projects section of the website where you will find many projects about damp and DPC problems. There is a company there called PRS who offer free, no obligation advice by telephone. We have worked with them for many years and they are very helpful indeed.

it could be and proberly is that the damp course fitted is fine .

but the plaster was not renewed! this should always be done if there was damp and renewed to a height of 1m approx preferably with a specialist plaster such as limelite or similar.

most surprised your surveyer did not put that on report.
