Hi we have had a house refirb which has consisted of a new heating system Condensing boiler viesmann vittodens 100 It was fitted june / july 07 during the refurb

We have had problems since then - the plumber returns on a weekly basis in an attempt to put it right we have had "sealent" put into the system which lasts for a couple of days

We cannot find any leaks we have concreate floors and live in a bungalow

The pressue is dropping at a rate of 1 bar every 4 hrs now dropping 1 bar every 30mins

The hot water is tempremental ie if the heating is not on the water is cold first thing on a morning :( even though the water is on constsant

If we lower the thermostat below 18degrees it will not fire up once the tempreture drops below that

Two radiators are tempremental and sometimes dont come on despite beeing bled

The plumber is saying he cannot work it out any help advice would be greatly appreciated as the house is freezing

A sealed system works on a pressure of 1.5 bar ( 20 lbs per sq inch) which is sufficient to blow out most sealants.
I am afraid the only solution is to re pipe thru the loft and dropping down to each rad. The cost of digging up all the concrete to find the leak is high and time consuming. I assume you have lifted all carpets and checked the floor with a dampness tester.
Concrete corrodes copper pipe so there may be leaks all over the system.

check the pressure relief valve discharge pipe (outside) isn't leaking/passing.

Also check - does the pressure go up - before dropping ?

If you're sure it's not the pipework and radiators leaking - get the manufacturers out - as it is under warranty.
