It could be the heating coil in the cylinder is corroding and the heating water is leaking into the hot water.
Check for a drain point on the cylinder, you could run the hot water off - drain the cylinder and refill a couple of times, to flush it. It could just be a build up of silt in the bottom of the cylinder - with the age of the system.
Has any water mains work been carried out in your area recently ? could just be some dirt has getting into the water supply and into your cylinder.
Tanks and cylinders are fairly expensive, so if you're thinking of renewing. It's best to think about the age of the boiler and the possibility of future breakdowns and costs. It may be best upgrading to a Combi boiler. It could save you abit of money regarding repairs and your gas bill.
