newish floorboards

We're thinking of using our current floorboards instead of buying laminate.. they really dont look that bad, but may just need a clean.. is it likely I should still sand them down? or can I get away with just cleaning them and varnishing?

The risk with just a quick clean and then varnishing over the top of an existing coating is that you may encounter a compatability problem.

It's definitely worth trying to clean the surface (on a small inconspicuous area) and then apply 2 coats of a Waterbased Coating such as Aquacoat SP or Natural Finish Floor Varnish. After 5 days take a coin and rub it over the surface, if the coating is stable and doesn't flake off then you can proceed and do the whole floor.
