Isolated damp patches on wall (near air bricks)

by R Kang » Sun Jul 27, 2008 9:57 pm

Can anyone help?

I have a 1900's end terrace property and i have had various problems with damp. I had a rising damp problem and had a new damp proof course added which has resolved the problem.

HOwever i still have some isolated damp patches higher up on the wall and a few around the chimmney breast. This is causing the platser work to peal off and is staining the paint work. It also feels damp to the touch. On the other side of the wall air bricks have been added and these do seem to correspond with the damp patches on the other side of the wall. However I am pretty sure these air bricks have been added for the gas fire.

I have also looked at the flashing and tiles in the roof and there does not seem to be any problems. There are also no damp patches in the bedroom upstairs which also houses the chimmney stack.

Does anyone know what could be causing this problem, how I could resolve this or who I should call out to look at it.

MAny THanks

damp patches

It sounds like mortar is laying on the brick ties and causing damp to
bridge the cavity. Therefore causing damp patches.
To resolve this you could remove a couple of bricks from the outer wall
and clear the affected area from the cavity.
Or there are damp proofing companies who have fibre optic cameras and
will check for you.

Thanks for that.
Ill give the damp specialists a call and see if they can sort it.
Is it fairly easy to clear?
