Hi all
We have a problem when it rains. We are an end semi and the gable end wall seems to face where the rain comes from. Sometimes if heaver we end up with water on the window sill. The bit directly above the window sill has developed a line/crack in the plaster, presumably because water is getting in and seeping through. The window itself seems ok as the problem would appear to be above it.
Any ideas where this water is getting in and how to stop it?
Suggestions would be appreciated.

Do you know how old your house is and if the walls are cavity?

It is possible that there is no suitable cavity tray or weep vents above the window. Cavity walls are designed to allow moisutre to prenetrate the outer leaf, run down the cavity and out through weeps vents at low level or over openings. If there have not been installed it could very easily cause penetrating damp to occur.

Its a 1960s house with cavity. Should water be getting in beyond the outside bricks? Am I right to think that if there is an area of dodgy pointing the water could be getting in and doing the damage. Do you think I need to get the pointing above the window checked out?

The way a cavity wall works is to allow moisuture into the cavity through the external skin of 100mm brickwork / blockwork, by no means all of ht water, but some will soak through. This then runs down the inner face of the wall and out through weep holes. If the pointing is in particularly poor condition, it may allow more moisure to enter the cavity.

Repeating my first point, if there is no adequate cavity tray over the window, penetrating damp will occur.

i would check the pointing at all levels on this wall, not just above window. lack of cavity tray or weep holes to allow water escape sounds very possible. if defective pointing, then repair ar required and you could try a clear silicon coating x 2 or a product called vynachem which does the same job and is use proffessionally
check the roof verges also
