Hi all

Just moved into a new house and the flat roof has started to leak with all the rain in one spot. I've been up there and it looks like the water is not all flowing off the roof but seeping under the flashing and is quite wet under there and that is directly above the leak.

Does that sound reasonable?

What the best way to fix this? Put mastic along it to stop it seeping under?

Have to see this to make a valid judgement Jonny but sealant is worth a go. To be honest we have never found a sealant which will stick to lead for very long at all so do not expect any repairs to last for long. Flat roofs are a nightmare once they start to leak and very often it is better to bite the bullet and get it recovered. Is this a new build house, or just a new house to you. If its the first it might still be under the builders insurance as flat roofs are usually guarenteed for 10 years.

It looks in good condition. I put some lino under the flashing and up to the wall and upwards and that seems to have stopped the leak. It chucked it down last night and nothing.

Got some felt from work and some roofing adhesive and might try to do the same with that. Must be worth a try!

hi about your roof is it the felt whats leaking in or the flashing ???
and no cold sealant will work trust me im a roofer the sun heats the felt up and the sealant underneath goes thin then when the rain comes it isnt sealed right then you are back to square 1

use flashband for a temporary repair, a few yaers anyway, sticky silver bitumous tape will stop water penetrating behind flashing. See the following link
