No Structural Warranty, can I still get a mortgage?

Hi, my father and I contracted a builder to build a house for myself and family. At the time we couldn't afford Structural Warranty, I am now looking to get my own mortgage and pay off the one my father took out. But I wondered if it will be a problem as I don't have structural warranty, the house is now 4 years old, and was built by a well respected local builder, but who was not NSBC registered. If anyone knows anything about this, or what I can do, I would be very grateful.
