Damp patch in corner of bedroom

We moved into a house 2 years ago (originally built in 1635 and converted into houses in 2002). A couple of damp patches have started to appear in the main bedroom (top floor , 3 storeys high). I applied some damp paint to try and conceal it but it has come back through again and there is quite a musty smell.

A chemical damp proof course was installed in 2002 - should damp be coming through after such a short space of time? Should I contact the company who installed the damp proof as there is a 30 year guarantee or will it not be covered? Unfortunately I dont have any info on what is/is'nt covered.

We are currently looking into having a real fire put back in (wall is against where chimney is) as this was blocked up when converted for some reason - maybe this will solve the problem?

Three floor up there will not be any problems realated to the damp course.
Have a look outside and see if there are any obvious causes for the wall getting wet on the outside. If the wall is rendered have a look for cracks in the render.
