Suspected asbestos paint finish on en suite ceiling

by tav » Wed Jul 08, 2009 11:16 am

[size=18]Homebuyers report has suggested possible asbestos paint finish on en suite ceiling. Paint mainly above shower and a few other areas appears to be peeling away. Any suggestions as to the qickest and least expensive way to deal with this?

Do you mean Artex textured finish? Artex contained small quantities of white (iro 5%) asbestos up until the late 60s or early 70s at the latest.

How old is the house? If its younger than above and it is Artex its unlikely to contain asbestos in which case the person that wrote the report is most probably employing the CYA principal.

Artex (hateful, filthy stuff IMHO) parts company with the ceiling to which it is attached when it gets damp / wet. So if its peeling above the shower I'm not at all surprised.

If its more recent Artex it will come off using a steam wallpaper stripper with no problems and no hazard to you. However, its hot, hard and wet work. This also works with earlier Artex as it all gets wet there are no airborne particles to worry about.

Best solution is remove the loose, get it skimmed by a plasterer then redecorate.

Cheers
