Plese help - we have built a double garage which is half beneath the ground level. The back wall is built inide a concrete slab wall which is retaining earth . We have applied tanking as directed, but are still finding sections where water has blistered the painted membrane and burst through. How can we resolve this? Any suggestions please. Need advice. :(

dig a 2ft sq hole approx 3ft deep near problem area and install a sump
pump controlled by a float switch, discharge the pumped water away from garage and if possible into a drain.

From your description I would guess that you have cut into a slope and that the front of the garage is at ground level?
If this is the case, then merely digging round the sides and back of the garage and making a French drain will work.
Water always takes the easy route down hill, in digging out a drain and filling it with clean stones the water that is coming down the slope will enter the French drain and flow down the sides and come out at the front where it is at ground level.
