Need to extend a porch

by happyhacker » Tue Sep 07, 2010 9:25 am

I have a porch off the kitchen which is only wide enough to walk through. I would like to extend it widthways to take white goods (w/machine, freezer). It is about 8' x 4'wide and I want to add say 2'6". It has a pitched roof which would need altering to take the extra width (don't want a flat roof. As fas as I know the entrance is not "living space" and is not heated.

Would I need Planning and building permissions? The proch is on the back of the house and not really visible from the street. The property has not been extended and is about 1970's.

Many thanks.

happyhacker,
Do a sketch, put dimensions on it - especially boundaries and go and talk to your local planning department.
You will not need building regs because it is not a habitable room.

If the proposed works are structural, then you may require Building Regulation approval. Check with them first who should be able to give you a simple yes/no.
