Hi, I've been using this forum for a while to research problems but this exact one hasn't come up and I'm puzzled so I thought I'd join and see if anyone could help.

We moved into this 1960s bungalow a few months back and it had new uPVC windows fitted about 2 years ago. When its cold outside above the window (not the recessed bit, but above where the curtain pole is attached to a wood on the wall) it gets wet? Its not wet at the very top of the wall where it meets the ceiling, just about 3 or 4 inches above the wood tht the curtain pole is attached to.

It doesn't seem to happen when its raining, but usually a day or so afterwards and especially when its cold outside.

It seems like it could be condensation but I'm not sure how to stop it. Any ideas greatly appreciated, or do you think I need a specialist to give me a true idea?

I did ask builder and he suggested the roof tiles and felt needed replacing for the first metre from the edge of the roof as he thought water was getting in this way.

get a trickle vent Fitted in the frame that should stop it.

cheer welsh brickie, but these are already on all the windows and we leave them open all the time as we closed them once and it got really bad, really quickly.

Do you think it could be the roof tiles leaking or is that just not really an option and I should look for other advice?

hose the roof and check for leaks first,then hose the window see if its that also check if the gutters are clear,process of elimination really
