We want to build an extension on our house, and from reading the 'permitted development' criteria I'm not sure if we require planning.
We want to extend off the back of the garage, to just short of level with the rear of the house. We have a double garage which is offet against the house. Its slightly forward of the main house and is half built into the house, and half extends to the side of the house - this leaves a gap at the back which we want to fill in, to build a utility.
From my perspective, we are not extending past the side elevation (this is set by the current garage) nor extending past the rear elevation (as we want to build just short of this).
The potential sticking point is that our house is on a corner plot, so the side of the garage is about 1.5m from our boundary, which in-turn runs alongside the highway - the final corner of the extension would be apx 1.2m from our boundary (it slightly tapers in). Observing the 'within 2m' clause, the extension is single story and less than 3m high.
Based on the last paragraph - do we need planning permission?
