Hello,

I am having a problem with a damp patch in the middle of my bedroom wall. It is an exterior wall and i am confident there are no pipes behind it. The only pipe anywhere runs from the boiler under the floor and out of this wall (open ended). As this is the top floor there is a gutter just above this wall and a down pipe (on the right hand side if loking at the pictures) on the outside of course.

Does anyone have any idea what could be causing this? My first instinct is that its the guttering/down pipe, but i haven't had the chance to get a good look. What would i be looking for? Any other ideas what it could be?

Any ideas/comments are appricaiated.

Judging by the mould on the wall you have condensation forming on the wall, the patch you refer to looks like something hydroscopic has splashed on the wall. Try using a dilute bleach solution to clean the wall and see if the patch re-appears.
