The timber lock screws are more appropriate for the job and it doesn't cost that much.

May I ask where are you going to use it? It actually requires no mixing since it is a cement-based material containing specially selected sand and cement.

Do you have any photos, to begin with? Maybe the problem is on the tank or in the system itself. The hisses for about 15 secs but no water drains through the tundish is not normal.

I think the radiator could not handle the heat that is why it shut down after an hour. Does your radiator's cooling system still working?

I think you should replace the gate valves between CWS and HWS. And then head on to stoneyboy's advice. It is just to avoid any more complications.

I was surprised how high the bill was knowing that you bought the materials needed for the work. You should strongly disagree with his demands since it was not discussed on the first day. Dealing with this issue to the court would be the perfect solution.

I would suggest sanding the floorboard first before plastering. On the other hand, remove the skirting also and put them back after sanding the floor.

It's funny how the previous owner deal with this stuff. Maybe, he was not skillful enough to re-organize it.
