Thanks tank was installed in 1990 so it doesn't have a soakaway im digging up the outside of the inspection chamber tomorrow to see what i can do as the ground water has raised substantially. im going to try and find a 110mm plug from somewhere open whats the changes of back filling it with concrete...

yeah i had this on my old house if it should be able to remove it with an large adjustable spanner and a bar or hammer if not ilike i had to use a blow torch to warm it up a bit just dont go to mad it'll smoke and smell a bit from the compound but it was the only way i could get it free. sounds like the tap is dead or the washers gone
does it have an isolation valve under the sink for the hot water if so turn it off
other wise turn off the water and drain by running the the tap until it stops.
use a adjustable wrench to take the top off the tap

if so thats your problem they are getting to hot and switching off your radiator

Rad Thermostas just unscrew at the base. if you have bought one look at the bottom it will fit on the radiator and presses down on the valve to release water
no chance in water leaking from your rad
