Yes- stoneyboy. I now know I am in an impossible situation with them all round. With all the defects and other changes to the original plan specs (inc ref my other posts re condensation and dissolving concrete), they clearly promised one thing and did another (and badly). That's Registered Social La...

Thanks stoneyboy for the reply I was thinking there could be a problem with interstitial condensation (if that's the sort of thing you mean) as even in the summer the outside wall is v cold to touch and it is at least half below ground level. I have told the landlord I'm worried about the whole area...

Thanks for your reply stoneyboy. The cover is bolted down but I don't know if it is sealed as such. The landlord says it has a special 'lip' on the inside that creates the seal (unfortunately- I take what my landlord says with a pinch of salt). The plans I have seen showing the manhole being reposit...

sewer manhole inside flat and building regs

Hi Didn't know if should post in 'Bathrooms, drainage and waste plumbing' but as it is re building regs- here it is. In the basement flat I live in, discovered the last manhole access before the main/public sewer was under the lino in the store cupboard inside my flat. I've had to deal with 2 blocka...

advice re insulating/ventilating lobby and store cupboard

Hi I live in a converted basement flat and the entrance lobby and store cupboard both have a big condensation problem. None of the walls/ceilings are insulated (currently over main structure- 1 layer plasterboard on studs on ceilings and plaster skim on lobby wall and concrete skim on store wall), t...

correction to 'Understanding noise test results'

Hi- If anybody reads this thought I'd let you know I was barking completely up the wrong tree! In my previous posts I wrote: "Apparently the test result given for 'impact' noise in my bedroom was '27dB' @3150Hz yet I have the worse problem in this area throughout the building. All the other fla...

Double Glazing Glass Safety

We have double glazing in all the windows and kitchen door panel (all around 2 years old) and all the glass on the inside is Toughened glass as it has the kite mark with BS6206/A but none of the glass on the external side of the glazing units is marked with any identification. Is this right? The kit...

Help with understand noise test results?

Thank you for your input/comments. I've been doing more research and it seems there is evidence to show that the tapping machine used for impact noise testing does not recreate the sound of footsteps or flexing from the movement of the ceiling/floor or the rattling of objects on shelves as someone w...

Help with understand noise test results?

I've moved into an 18 month old conversion flat and one of the biggest problems for me has been the noise/banks/rattles/creaks when my neighbour moves around/walks in his flat above me. The noises are loud enough for my sleeping patterns now to be completely out of synch as I'm woken up from sleep o...

Condensation in Lobby/Storage Cupboard

I moved in June 2007 into a lower ground floor flat in a Victorian house converted in 2006. During last winter I discovered that I was getting signs of damp with moisture on walls and on the doors in the entrance lobby and large storage cupboard which is under the stairs up to the main house/flats. ...

why is my concreted yard disolving in the wet?

I've moved into a recent conversion (completed 1 year ago) and I suspect the contractors have skimped in a number of inportant areas. Example- they've concreted the yard outside the back door and inserted a new man-hole sewage cover and the surface is becoming increasingly pitted with holes 1-2inche...
