It does sound like you have done the right thing. You need to stop the source of the moisture first of all, if not you are only addressing the symptoms. I'm not sure that the creaking will go as the timber dries out. When timber dries it shrinks and this is likely to allow more movement, and therefore creaking.

This is worth investigating further or at least getting the builder to explain their logic.

There are generally products recommended by the manufacturer. Sometimes in the 2 part kits there is enough of the latex liquid to use. However if there isn't or there's no recommended agent, SBR would be a better bet than PVA.

You could use a Rustins enamel paint which would give you a nice shiny finish, although you might be limited in colours.

We heard of some people that have use spray paints from Plasti-Kote to successfully achieve the sort of finish that you describe. Have a look at these for example: https://www.diydoctor.org.uk/DIY-superst ... uper+gloss
