Positioning and Moving Heavy Steel Beam for Loft Conversion

I need to put in a steel beem to support the new floor in a loft conversion. The beam will need to span across the middle of the flat, half way between the front and back walls, as the existing loadbearing wall that currently takes the weight, may not take the extra load! The ends of the steel will ...

Neighbours Concern Over Loadbearing Wall for Loft Conversion

A normal, simple loft conversion, in a two storey, mid terrace, first floor flat, no dormers, just new floor joists running from front to middle, to the back load bearing walls. Planning and B Regs approved. Independent Engineer assessed and approved with no problems. BUT now the owner of the ground...

Heating System and Setup for Loft Conversion in First Floor Flat

I own a first floor leashold flat and am about to do a simlple loft conversion which has planning and build regs approval. Bizarly, the landowner (and owner of the ground floor flat) Has asked me for information on what heating I will use in the loft conversion as it was not shown on the building re...

periodic inspection report

I had some kitchen and bathroom work done in march 2006, but did not know that I needed a certificate. I now need a Periodic Inspection Report for the electrics. My electrician wants to put in RCB’s or change the consumer unit and install additional earthing cables. He has tested the whole flat, and...

convert small kichen to shower room

I have a first floor flat that has a small kitchen at the front of the flat above the front door. The original kitchen, when the house was built in the 1930's was at the back of the property. The plumbing is still at the back and so all I need to do is put in a new kitchen. The plumbing is obviously...

Re: Shower temperature fluctuates

A friend suggested that it might be a problem with the ‘modulation’ of the burner on the boiler not reducing the flame, and therefore the heat output. So we tried running the hot tap slightly on the sink next to the shower, working on the theory that as there is more flow, so the boiler would not ne...

Shower temperature fluctuates

I have a 2 year old Worster Greenstar Combi at the back of my flat and a thermostatic shower at the front of the flat. Last winter and now again this winter when I have a shower, the water is nice and hot, but then goes cold, and then gets hot again while I am showering. There are no taps being used...

party wall/structure act

I understand what you say about not appearing to apply to aloft conversion. The way I read it, is that if the work to the party wall is of a minor thing, like chasing in for an electric socket, then it dos'nt apply. If it is cutting out (even half way through a 9inch wall and setting in a steel beam...

party wall/structure act

Well, Iv'e had quite a few people look at the subject over the past couple of weeks. If you can offer any advice, or have had any experiences of your own, please let me know.
Many Thanks.

I don’t need to cut into the party walls or floors. The addition loading will however be applied to my part of the structure, and down through my existing load-bearing walls/floors to the walls beneath. If I don’t physically cut into any structure (or undermine it) do I assume the extra loading does...

party wall/structure act

I am proposing to do a loft conversion above my first floor flat. This will involve putting in a new staircase which will start from my landing above the existing stairs. As the first stair is sitting on the existing floor, it will put a load on the floor (all be it a small one). Does anyone know if...
