JB, I've not heard of that mix. Why is it preferable to 3 or 4:1 sand cement?

Cut the block on the second course, ie to the level of the top of the beam. This will, as if by magic, correspond (or should do) to your level at which the joists sit.

Looks like a question of elimination. If you can, dig down against your exterior wall in line with, and to the same depth of, your neighbours drain/manhole. I suspect that if his water is clear there is no leek. However, you may find something to which your leak can be attributed.

Probably lack of DPM (damp-prof membrane) under the concrete. If it was a leak, I suspect the damp would be more localised, however, look outside anyway for any potential causes. Those are the old foundations in what I presume is an old house. Contingencies for penetration of damp wre minimal, if non-existent, in older properties. Many houses were built with little or no cavities. We can therefore assume the same applied to foundations. One possible remedy is called "ta...

A building/brickwork needs to 'breath' by via a freeflow of air (one of the reasons for cavities); sealants stop this. Brick will outlast all on this forum, including yourself; they don't need protecting.

If you have problems caused by water, it needs to fixed, but not with sealants.

I'm considering extending my kitchen (1 storey) by 3m under PD. I know the minmum requirement for a concrete foundation but does this apply regardless of existing (2 storey) foundation?
