air pressure low within expansion tank put a bike pump on it get to about one bar of pressure, if its really old boiler could be the rubber bladder in the tank ruptured ? you can fit an expansion tank out in line any where in the system! it will fix this issue.

full strip im afraid then one coat PVA (waterproof version only) thined down 50/50
then use any brand , job done

old properties have bad plaster or worse could been painted with distemper, sadly only way you can win is apply oil based eggshell cheapest brand works, then start filling again and paint with any brand , if you can sand back any old distemper then do it, but you will find the old plaster surface ca...

Moisture curing Polyuraphane varnish, available from shipley paint bradford. ps sets immediately you have to work quick, throw brush away after use, sets rock hard on any surface, it does change colour in time nice rich light brown.
