THE LEAD STRIP IS A RIDGE FLASHING IF ON THE OUTER CORNER OF ROOF AND IS A LEAD VALLEY FLASHING IF ON THE INNER CORNER OF ROOF.
RIDGE FLASHING SHOULD OVERLAP TILES BY AT LEAST ONE TILE WIDTH EITHER SIDE AND CLIPS NAILED TO BATTENS SUPPORTING TILES ARE FOLDED BACK OVER FLASHING EDGES HOLDING IT SECURE.
(THESE CAN WORK FREE IN STRONG WINDS AND FLASHING CAN GET LIFTED UP WITH CHANCE OF DRIVING RAIN/WIND ENTERING LOFT).
"ENSURE ALL THESE CLIPS ARE IN PLACE AND THE FLASHING EDGES ARE IN CONTACT WITH THE ROOF TILES OVER ALL ITS LENGTH".
VALLEY FLASHING IS SECURED TO TIMBERS/VALLEY BOARDS UNDERLAYING THE ROOF TILES WHICH OVERLAP FLASHING BY AT LEAST ONE TILE WIDTH AND MORTAR FILLS THE GAPS BETWEEN CUT TILE EDGES AND FLASHING.
(MORTAR CAN BECOME LOOSE AND BREAK UP SLIDING INTO VALLEY AND DOWN INTO GUTTERING CAUSING BLOCKAGES AND OVERSPILLS TO OCCUR AND WIND/RAIN CAN THEN GET UNDER TILES AND LIFT THEM AND/OR GET INTO LOFT SPACE IF THERE IS NO SARKING FELT UNDER TILES).
WHICHEVER TYPE OF FLASHING IS INVOLVED, IS IT OVERHANGING INTO GUTTER TO ENSURE RUNOFF IS DIRECTED TO GUTTERS AND KEPT OFF WALLS?
IS THE GUTTERING FIXED DIRECTLY TO THE WALLS OR IS IT MOUNTED ONTO THE FACIA/SOFFIT OVERHANG?
WHERE GUTTER DRAINS INTO ANOTHER FROM ABOVE, BEST PRACTICE UTILISES A DOWNCOMER OUTLET/END JOINT FITTING TO POSITIVELY DIRECT WATER FROM UPPER INTO LOWER GUTTER.
