Persistent Damp Patch in Kitchen Outer Wall Getting Worse

by LewisM » Thu Apr 22, 2021 10:45 am

Hi all – I’m hoping if you can assist a novice here…

See the attached photos of the damp patch in my kitchen outer wall, this adjoins my bathroom (yes, it is a downstairs bathroom), and the back door and kitchen.

This has gradually worsened over the last few months, but was first noticed a few years back, when the kitchen had a re-vamp, and the new back door was fitted.

These photos were taken over a dry weather period – at that point it hadn’t rained for over 10 days.

Outside, we recently removed some of the patio which had been fitted 10 years ago (it was located right up to the rendering on the outside wall), because we were told it could have breached the existing damp course.

Does anyone have any ideas on how to fix this?

You help is very much appreciated.
Thanks, Lewis

Hi lewism
It looks like your patio is level with the DPC - if you have similar damp ingress along the whole of the wall then you will have to form a mini trench where the patio meets the house wall. It will be some time before drying out occurs.
You say the bathroom is next to the kitchen - is the corner with the damp part of the bathroom wall? If yes then look for water leaks in the bathroom.

Thanks for that advice, Stoneyboy.

The damp patch only appears on the corner of that wall as far as I can tell.

The other side of the wall is the tiled bathroom, so is very hard to tell whether there is damp present, and I can't see any evidence of water leakage as the bathroom units appear dry.
