Hi, I would really appreciate a little bit of advice regarding (what I believe) to be penetrating damp in the corner of my first floor bedroom (on the adjoining wall to the neighbor's Terrace house).
Mostly because someone has already come out to "fix" it and it has gotten worse so would appreciate some advice before I contact the next person.
UK based. These are terrace house from the 1920s - single brick, no cavity wall for insulation etc.
House next door was derelict for the first 9 years of me living here and there was never any issues, so I don't know if that's related (the builders had to gut the whole house).
The damp patch started in the inside bottom corner (front adjoining wall) and has spread out from there (up the corner in a pyramid shape).
It feels cold/damp, but is not wet/dripping. There is no mould on it.
There is no damp/leak in the room below or the loft/roof, or elsewhere in the room.
The gutter down-pipe is about 3 Qtrs of a foot away from this issue corner.
The neighbour cannot check if they have a similar issue in their adjoining room as they have a very sturdy built in wardrobe.
I had noticed that the neighbors sofit was hanging down directly above that corner with the issue. Had thought maybe water was getting trapped/was dripping and was perhaps hitting the outside wall further down causing the damp issue.
My neighbour got her window cleaner who does odd jobs to have a look and he said my neighbours fascia/sofit was a bigger size than mine and hence hung down. He "fixed" it by filling it with a sealant.
Since then the damp patch has definitely spread, but no idea if just a coincidence.
My neighbour is elderly and I so I am reluctant to go back to her and say the issue is worse, which will undoubtedly cause stress. But I have no idea if I am better contacting a builder or a damp expert or even what to ask. I thought a builder as figured its more about fixing the issue than getting a damp report or a damp proof course.
Understand guttering blockages can cause issues. Mine where "vacuumed" 2 years ago and may well need doing again but I thought since the down-pipe is so far from where the damp is coming in it was unlikely to be the cause of this particular problem. But I may be completely wrong with this assumption.
My hope is just that someone could maybe give me an idea of possible causes so when I contact builders I know what I am asking them to look for and check.
I have attached photos of the damp patch in the bedroom and also the front of the house. Have circled the area that the damp started to appear internally. Lastly a picture of the neighbours sofia hanging down (before it was sealed) - in case this maybe could be causing the issue and perhaps since being sealed is directing or leaking water elsewhere.
Any advice, input, guidance is very much welcomed. Just not sure where to start, having already had someone out that claimed to have fixed the issue.
