Yeah, it is salable, although it's hard work to do. You can put ads in the local paper on sites like gumtree. When most people buy top soil it has been treated to remove the weeds etc, so it cost a fair bit per tonne. You'll get no where near this amount, as garden waste topsoil can be of any qualit...

First things first, you have to stop the leak, if there still is one. There's no point doing anything until you are satisfied that this has been solved. But in summary you should use 1 part PVA and 4 parts adhesive to seal the new plaster to seal it before tiling.

You need a pruning saw. These tend to be pull saws, which do the cutting on the pull stroke, as opposed to most other types of saw which do the cutting on the push stroke, as you push the blade away from you. Is the bleed valve working? Possibly it is not opening stopping you from actually bleeding it when you think that you are undoing it.
