building inspectors ?

The Local Authority Building Inspector is in competition with private individuals and companies. Ealing Council (London) have quoted me for loft conversion building regs, 10-40m2. £169.81 for approving plans, and £461.38 for inspections (inc VAT) Has anyone used the privateers, and how was your expe...

The Gallows brackets will have to fixed into the brick wall, but to prove the strength of the wall to a structual engineer might be difficult. My building inspector suggested using extra floor joists, with a timber frame supporting the chimney breast. Remember that the most of the chimney is support...

cold wall

When you convert a loft in an old terraced house, the brick walls in the loft area (party walls) are normally made from solid 9 inch brickwork. So if I run the new stairs up the party wall, the wall below the ceiling is adjoining another ‘warm’ wall. But when it passes through to the loft area it wi...

how do i hold up the top of a chimney?

I live in a mid terrace Victorian house with chimneys either side of the party wall. My side of the chimney was removed at ground and first floors many years ago. What’s left was tapered back, leaving the bond to support the rest of the stack up through the loft and out the roof. I know this is comm...

fire doors and frames

As I understand the b.regs a minimum of 20min fire doors should be fitted on all doors that lead onto a fire escape route. ie new loft conversion, and existing habitable rooms on landing that lead downstairs to front door. Does this mean that I have to rip out the existing frames, or can I fit new 2...

Windowman is mind boggling but so informative.
And the recommended sealant is just what he says.
Its a shame I didn't know about this when I made the window frames,
but at least I now know that the outside should be fully sealed- and maintained and the inside can breath a little.
Many thanks

re-glaze with putty or mastic?

I have to replace quite a few of my sealed double glassed units after 20 years. the units are 4-12-4 and are in hardwood frames with timber quadrant on the inside of the frame. they were installed using brown coloured non-setting putty to match the frames. This putty is now so hard that you virtuall...

It would seem that at over 430 viewings there is a lot of interest in this subject. If someone knows what the live loads might be, or can assist in any other way, please reply- its really easy.
Many thanks.

loadings ?

I can calculate the dead loads ok, but 2000kg/sqm (2kN/sqm) for live floor load seems a bit high. Also what live load should i use for a 42 degree pitch roof in London, even recently the snow hasn't been 2 feet thick!!
many thanks
