The BR's state that a WHB is required where a W.C. is located, even in private use.

Why not go for a smaller WHB, or a corner basin?

Are the works subject to BR's?

Background ventilation relating to trickle vents within windows or air bricks. If you don't have any openable windows, then there are other ways to comply. I'm not sure what those rates refer to either. Your best bet is to get in contact with the fan manufacturer and ask them the products extraction...

Re: DIY Loft Conversions

I'm not really sure if this would be cost effective? See if you can obtain a price from an estate agent or similar to see if it's worthwhile. Then look at whether or not the loft conversion will require planning and/or building regulation approval... Planning... Google "planningportal.gov.uk/e...

Some properties benefit from PD (Permitted Development) rights, which means homeowners can carry out certain works without requiring planning approval. There are PD restrictions though and one of these being no dormers on the front elevation, i.e. facing the highway. So if you wanted to go ahead wit...

A bit of an old thread, so I apologise and you may have already sorted it. However, when insulating a loft (for storage purposes), then you can choose to insulate it at ceiling level or rafter level. The u-values are a little more strict when insulating at ceiling level and this can sometimes be a p...

Why a UC? It'd have to be pretty big to support a cavity wall. Common practice is to install 2no. UB's (i.e. one for each skin).

So you're asking about the existing third bedroom as opposed to the loft conversion? In my opinion, it would still be sold as a three bedroom house because you could say the staircase from that room to the loft is like a "hay-loft", which is solely used by the person in that bedroom. Howev...

There's no reason what is there at present is adequate to take storage as that is what is taken into account when the ceiling joists (trusses) were designed. If you were looking at having a room up there, then that's a complete different story, but for general maintenance/storage, then what's there ...

If it's reverting back to a garage, then you just need to make sure you will maintain the fire resistance through the internal walls and ceiling. As for the floor, you will need to check that the floor adjacent to the new garage is also timber with vents, which would need to be maintained under your...

As mentioned above, you could possibly get away with it in classing it as a temporary structure. When foundations, etc... start to go in is when the LPA would take a view on it being more of a permanent structure.

If in doubt, ask. Don't "always" trust what these suppliers say.

Right on the boundary... 135cm... that's 1350mm, so not exactly "right" on the boundary. Anyway, your neighbour should have considered a Party Wall Notice or similar if they're building adjacent, on or over the boundary line. I don't think planning permission would be required, but there's...

Is this is a single or two-storey extension? If it's a two-storey, the "main" advantages of going in for planning approval for a pair of semi-detached houses is that you can extend more than you would normally be allowed to taking into account neighbouring windows to habitable rooms. Try a...
