Generally building control like to come out and see foundation depths before you pour concrete. But if you have photos that might be ok... 400 wide for a foundation for a single storey addition should be fine, 600 wide would give you more room for manouver with blockwork details etc. My advise would...

Thanks for the help.

Its too late for ceiling im afraid! The rest of the house is a mess (bathroom is second room in the house to be done - rest is still in the 1960's!!!), so we weren't to concerned about that.

A waterproof membrane or damp proof course to concrete floors/retaining walls etc is often refered to as tanking.

It's to stop damp coming im you "tank" the outside of say a new concrete basement wall.

Hope that is in the right meaning!?

I haven't fitted one, but the guys who fitted my fireplace did the surround and hearth for me, I have a slate hearth which they bedded on a cement/mortar. Its nice and solid, means no worry about it moving.

I'd suggest mortaring it to the floor?!

It would be best to contact a strutural engineer.

Building control will be much happier and more likely to sign the building off for you.

If its only 2 beams and there is nothing complicated I can't see it costing you more than say £250.

Assuming a simple structure you are looking at around £500ish for a structural engineer to produce design for foundations. This should include a site visit and you should also recieve a set of the final calcs produced. They should/may even submit them for building regs themselves.
