Hard to see, but could well be Dry Rot. We have a project on how to diagnose dry rot which I would recommend you use to be sure:

Hi Fraziel, I'm not sure what adhesive you have used on your ceiling as this sounds a little strange. I am not sure that you would need to "seal" the ceiling as you describe and a stain blocking primer alone should be adequate. I've not used the Johnson's product you mention, but have use ...

Make sure that the glass is toughened. Make sure that the colour is uniform and there's no fading. To make life easier when fitting, get a colour that's dark enough not to show the adhesive behind it when you fit it.

You could try a Anti Slip Coating, like this one:

You will need to ensure that the decking is taken back to the bare wood before applying the Liberon Anti Slip Coating, as it does take if there's anything else on the wood.

I would be reluctant to use damp proof paint as this will hid the problem. You have paid to get your damp problem sorted and you need to confirm if it has worked. You can use a damp meter to check the moisture content in the wall during wet and dry conditions until you are happy the problems been so...

It's a fair way away, but looks good as far as I can see. It look like he's taken the initiative to run the flashing into the gutter as the chimney is so close, which seems pretty sensible to me.

It's a little hard to see, but it look like there is a little movement which is causing the cracks.

Here's the reply: "Thank you for getting back to me, I think we will just have to agree to disagree, first of all i was not around in 1888 so I don't know whether mist coats were used then or not but just because they were does not mean we should still be doing it today things have changed mate...

If you in the UK there is no need for permission to do this, but generally if there is any doubt a quick call the the planning office with see you right.
