it could be and proberly is that the damp course fitted is fine . but the plaster was not renewed! this should always be done if there was damp and renewed to a height of 1m approx preferably with a specialist plaster such as limelite or similar. most surprised your surveyer did not put that on repo...

i would guees he didnt want to do it for your reasons given or was not agreed upon .

did you remove your cill? so he could tile?

tilers do not like to do that sort of thing they want everything prepared for them as they are not that skilled.

yes it is easy to do, but no job for you if you have never done this sort of work. i advise a builder to do this for you.otherwise you could have no bathroom or chimney and then no fire downstairs. it shouldnt be an expensive job for a builder to do anyway to simply extend the height of the opening ...

i would say 12" as a guess only if its 2 storeys ,if single storey mininmum 6" to accomadate door fittings to side and 12" middle pillar for ease and depends of building structure. framed doors need 3" either side if fitted behind brick/blockwork. ive fitted garage doors for 25 y...

excuse me but there could be if your existing one is a concrete sectional one as it classed as portable .

as your building a permanent structure out of brick i would think you do need it personally .

there is a minimum height it should be fitted above the hearth. brickwork should not be important for your type of fire get someone who is NASC approved to fit it he will know the regulations ,such as a chimney sweep and he will arrange for a corgi bloke to connect the gas. or ask nicely at a firepl...

if access is from lower part you will have to dig in and build retaining wall around garage area (you will always have problems with water ingress to your garage at base level unless drainage channels are laid) if access is from high end ,build wall and fill in to erect garage,no problem.
